M3 Eagle Overview

M3 Eagle is a 6,005-acre comprehensive master-planned community located in the foothills north of Eagle, Idaho generally between Highway 16 and Willow Creek Road and north of Beacon Light Road. M3 Eagle embraces the live/work environment and provides a variety of housing, employment, recreational, educational, equestrian, open space and cultural opportunities that will be integrated into the City of Eagle through the adoption of Eagle’s planning values and architectural character.

The M3 Eagle master plan contains a maximum density of 7,153 homes and 245 acres of commercial, office and mixed uses. The community will also feature 4 elementary schools, a middle school, a high school and a library, as well as police and fire stations and other public facilities. A minimum of  20% of the M3 Eagle project area, totaling more than 1,201 acres, would be preserved as open space, with a goal of setting aside 40% open space, or 2,402 acres. These areas will be dedicated to community open space and recreation connecting mixed-use areas and neighborhoods through a planned system of equestrian and pedestrian trails, parks, equestrian centers, golf courses, and other amenities. An additional 880 acres, or another 15% of the property, will be provided as regional open space. This area will become part of the planned 2,715-acre City of Eagle Regional Park—the cornerstone for a future regional open space system throughout the entire foothills area, serving as a significant recreation and open space amenity for the Treasure Valley. M3 Eagle will have an approximate seven-mile boundary with the park.

M3 Companies, the developer of M3 Eagle, is working with the City of Eagle, Ada County Highway District, Idaho Transportation Department, and adjacent property owners to adopt a regional roadway network for the foothills area. M3 is also working with the aforementioned agencies, as well as the Joint School District #2, to determine the appropriate mechanisms to fund improvements and mitigate the impacts from the development of the property so the development will pay for itself and not burden existing taxpayers.

M3 Eagle is envisioned to be developed over a 20-year timeframe in 5 phases. The first phase, projected to start in late 2009 or early 2010, will be along Highway 16 with development moving easterly in subsequent phases towards Willow Creek Road.
